Welcome to this week's market snapshot for Estacada and Sandy, Oregon. We are in the last full week of September, fall is officially here, and the market is settling into its seasonal rhythm. As always, I want to keep this straightforward and practical, so here is what the most recent data is telling us and what it could mean for your next move.
Estacada Market Overview
Estacada continues to read as a stable, balanced market where prices have flattened out more than they have fallen. Median home values in the 97023 area sit somewhere around $500,000 to $547,000 depending on the data source. Redfin's latest ZIP-level reading shows a median sale price around $517,000, with the city's three-month median closer to $500,000. RealtyTrac lists a median sold price around $522,000 and an estimated median value near $532,000, while PropertyIQ shows a median home value around $547,000. Different trackers count sales a little differently, so that spread is completely normal, and the takeaway is the same: prices are holding steady rather than surging or sliding.
The year-over-year numbers tell the same story from a different angle. Redfin's ZIP-level median is down about 5 percent from a year ago, PropertyIQ shows median home values up about 1 percent, and RealtyTrac's more recent reading is up roughly 6 percent from the same time last year. When sources point in slightly different directions like that, it usually means one thing: a market finding its footing after a few years of big swings. That is actually a healthy sign, not a worrying one.
Inventory in Estacada is noticeably higher than it was a year ago, which is the biggest change in this market. Major listing portals show roughly 135 to 145 active homes for sale in the ZIP, and RealtyTrac, which counts a wider range of property types including land and acreage, tallies around 300 total listings and shows active inventory up sharply year over year, from about 34 homes this time last year to roughly 289 now. That is a real jump in choice for buyers, and homes now span everything from entry-level and fixer-upper properties up to larger rural parcels with room to spread out.
Homes are taking longer to sell than they did a year ago. Redfin's ZIP-level reading shows a median of around 105 days on market, while PropertyIQ pegs it closer to 63 days and Homes.com around 88. Whatever source you prefer, the theme is the same: buyers have options, so homes priced in line with recent comparable sales and presented well still move, while overpriced homes wait. Redfin scores Estacada as somewhat competitive with roughly one offer per home, and the share of listings with price reductions has been rising, which tells me sellers who start with realistic pricing are the ones getting it done.
Sandy Market Overview
Sandy continues to show a little more momentum than Estacada. Redfin reports a median sale price in 97055 around $550,000, up about 1 percent year over year, with the average sale price closer to $620,000, up about 8 percent. Homes in Sandy are spending about 56 days on the market at the median, down from about 62 days a year ago, which shows that well-priced homes here still draw steady interest. Redfin scores Sandy somewhat competitive as well, with about one offer per listing, and 61 homes sold in the latest reported month compared with 58 a year earlier.
Inventory numbers vary by source but the theme is consistent: Sandy offers healthy choice, and the market is not overheated. Movoto shows around 53 active listings with a median list price near $561,900, while RealtyTrac's broader count, which again includes a wider range of statuses and property types, shows around 448 current listings in the ZIP and roughly 310 transactions over the past twelve months. Sandy holds its appeal for the same reasons it always has: it is the commercial anchor of east Clackamas County, home to SandyNet gigabit internet, and the gateway community at the base of Mount Hood.
Mortgage Rate Check
As of Freddie Mac's Primary Mortgage Market Survey released September 17, the average 30-year fixed mortgage rate is 6.95 percent nationally, up from 6.76 percent the prior week and up from 6.26 percent a year earlier. The 15-year fixed-rate mortgage averaged 6.26 percent in the same survey, compared with 5.41 percent a year ago. Freddie Mac's chief economist notes that rates continue to fluctuate as markets assess economic data, and that matches what buyers are telling me: rate swings are keeping some people on the sidelines and nudging others to move now.
What does that mean for you? Borrowing costs are a little higher than they were this time last year, so the monthly payment math matters more than ever. That said, rates today are still far below the peaks we saw a few years ago, and if you find the right home at the right price, locking in now and refinancing later if rates ease is a path many buyers take. I am not a mortgage advisor, but after more than 20 years in this business I have watched that play out many times. Your lender can run the numbers that fit your situation.
Portland Metro Context
Zooming out for a moment, the RMLS September 2026 Market Action report, which covers August 2026 activity in the Portland Metro region that includes both Estacada and Sandy, shows a median sale price around $540,000 with roughly 3.8 months of supply. That is a balanced reading that neither strongly favors buyers nor sellers. Our two communities sit comfortably within that picture: Sandy runs a bit above the metro median, Estacada runs a bit below it, and both offer the space, land, and small-town quality of life that people move out here for.
Notable Activity This Month
On the new construction front, Estacada has real momentum. The newest subdivision, Currin Creek Heights, offers new builds with no HOA and oversized lots, with estimated completion arriving right about now, and list prices running roughly $555,000 to $700,000 and up. Several more projects are in the pipeline across town, including Coyote Ridge, a 224-lot subdivision east of SE Eagle Creek Road, the builder's adjacent Eagle Ridge project, and Campanella Estates, so the supply of new homes here is set to keep growing for a while.
Sandy has been busy too. The Bornstedt Views subdivision, a 43-lot plat east of Bornstedt Road and south of Jerger Street, was recorded in June of this year, and the 43-lot Sandy Woods Phase II subdivision has been approved. There is also an active redevelopment in the works on Pioneer Boulevard, where a derelict boarding house was demolished and a three-story building with leasable space has been approved for the site, plus road work underway on the 362nd Avenue and Bell Street extension west of Sandy High School. All of it points to a community that is growing thoughtfully.
What This Means for Buyers
If you are looking in Estacada, you have more choices and more negotiating room than buyers had a year ago. With inventory up and days on market running longer, you can afford to take a thorough, unhurried approach: compare several homes, drive the neighborhoods at different times of day, and really feel out what fits your life. I always remind buyers, especially first-time buyers, that a home is about far more than the monthly payment. Take the time for inspections, review the disclosures, and ask every question that comes to mind. There is no rush.
In Sandy, the market still moves a little faster, with days on market actually down from a year ago, so being prepared is the smart play: get pre-approved, know what you are looking for, and be ready to act when the right home comes along. But readiness does not mean recklessness. You still have time for due diligence, inspections, title review, and neighborhood research, and I will walk you through each step so nothing gets overlooked.
What This Means for Sellers
For sellers in Estacada, this week's data backs up what I have been saying all year: pricing is everything. With more inventory and longer days on market, buyers have options, and the home that sells in a reasonable timeframe is almost always the one priced in line with what comparable homes have actually sold for, not what someone hopes to get. An overpriced home tends to sit, then takes reductions, and often ends up selling for less than it would have if it had been priced right from day one. Let us get it right the first time.
Sellers in Sandy face more competition from other listings than they did a year ago, but the demand is still there, as the faster days on market show. The same principles apply as in Estacada: realistic pricing, good condition, and clean presentation make the difference between a home that sells in a reasonable timeframe and one that lingers. Focus on curb appeal, take care of the big maintenance items, and present a fresh, decluttered space. Those small signals tell buyers the home has been well cared for.
If your home has been on the market for a while without solid showing activity or an offer, it is worth sitting down for a candid conversation about price, condition, and marketing approach. I am always happy to give you my honest read on the situation.
The Bottom Line
Estacada and Sandy remain two of the most appealing communities in the Portland region, each with its own character and rhythm. Estacada offers more space, more room to breathe, growing new construction, and a buyer-friendly market. Sandy offers steady demand, quicker sales, and the conveniences of a gateway community at the base of Mount Hood. Both put you close to rivers, trails, forests, and a pace of life that is hard to find closer to the city.
